22. Donaustadt

Donaustadt is the 22nd district of Vienna. With a total area of approx. 102.3km², it is the biggest district of Vienna. Donaustadt is a very vivid region, but has still a village life at the edges of the district. As typical for Vienna, the 22nd district has also a highly developed transport system. Thus, the citizens are very mobile and remarkably easy reachable: subway lines (U1, U2), busses, tramway, and rapid transit lines.

Donaustadt has a high number of building sites, therefore, there are a lot of construction projects in the district. An extremely laborious Smart City Project with a total investment volume of € 5 Billion is the “Seestadt Aspern”: it is a new part of town with a total area of 2.4 km² which is built very sustainable. There are 10,500 apartments of high quality, business premises and a purpose-built lake. The Project “Seestadt Aspern” is also a Smart Urban Lab where urban technologies and new solutions for urban questions are being researched and tested. At the European level it is a remarkably innovative showcase and an international figurehead for Austria. The construction is going to be finished in 2028, however, the research is going to be conducted further on.

In the 22nd district, there are the highest buildings of Vienna: the DC Tower with a height of 250 meters (it the floors 1-15 there is the hotel Meliá Vienna with an associated gastronomy area in the uppermost floors) and the Donauturm with a height of 252 meters. In the 22nd district are also the headquarters of UNIDO, IAEA and the UN and the car factory “Adam Opel GmbH”. The population of the district rises constantly: in 2011 the number of citizens was 158,417, in 2021 already 198,806, in 2023 212,658. Such an increase in the population demands new housing projects which offer new investment possibilities. All in all there are approx. 28,300 residential buildings, 900 of them were built before 1919 and 11,300 after 1991. The average living space is 81 m²; approx. 36 m² per head. The purchase price is around € 5,150/m² for first occupancy and € 3,650/m² otherwise; the rental price is € 11.50/m².

Donaustadt offers numerous possibilities as leisure activities, as more than 50% of the district`s total area is green area: apart from many cycle paths and running tracks has the Danube Island furthermore an own beach; moreover, boat trips at the Old Danube are in great demand; in the congress centre Austria Center concerts and dancing evenings take often place. Furthermore, there are fairs and exhibitions all year long in the Austria Centre. Therefore, hotels and overnight accommodations are in high demand in the surrounding.
